The following services are included in the commission:
Service Details
- Marketing of your home: local, regional and national in the US, as well as Canada and Europe in magazines, newspaper and on well-known websites and the local MLS site (Multiple Listing System) to ensure higher occupancy rates.
- Answering inquiries
- Providing quotes and answering questions guests have
- Intensive follow-up to capture as many bookings as possible
- Negotiating price if needed
- Arranging bookings
- Preparing rental agreement contracts
- Submitting rental agreement via a fast and convenient online signature process
- Collecting payments (25% down payment due at the time of booking and the remaining balance 30 days prior to arrival)
- Handling the guest’s security deposit
- Paying tourist and sales tax on your behalf for each reservation
- Providing detailed rental statements each month for your records
- Arranging fresh ups by our professional cleaning crews if the property is empty for 3+ weeks to ensure tenant satisfaction upon arrival
- Owner payments are processed at the beginning of each month for the previous month’s bookings
- Direct deposit into your bank account
- Releasing guest security deposit and deducting any repairs due from the guest
Check-in of Guests Include:
- Checking in with guests the morning after arrival to answer any questions and review any instructions for equipment in the house (ex: pool & spa equipment, TV equipment)
- Reviewing the guidelines with the guest while staying in the home
- Informing guests about trash separation and pickup day
- Providing information to guests about attractions, restaurants, shopping, etc.
- Answering questions guests may have
- Reminding them to contact the office about rebooking
Check-out of Guests Includes:
- Walkthrough of the house after guests leave to ensure there is no obvious damage & secure the home
- Reaching out for feedback from the guests about their stay to improve the home & our services
- Conducting a survey with each tenant to generate customer satisfaction
- Reporting any problems and/or maintenance concerns to the property manager
Additional fees for check-in/check-out may apply if the owner has own family/friends
