The following services are included in the commission:

Service Details

  • We market your home – locally, regionally, nationally in the US as well as Canada and Europe on well knows websites as well as the local MLS (Multiple Listing System) to ensure high occupancy rates.
  • Answer inquiries.
  • Provide quotes and answer questions in a timely matter.
  • Intensive follow-up of inquiries.
  • Negotiating price, if needed.
  • Process bookings.
  • Handle reservation agreements.
  • Collect payments from guests.
  • Handle security deposit.
  • Pay tourist and sales tax on each booking.
  • Provide detailed rental statements for each booking.
  • Arrange housekeeping fresh-up for your home if vacant for long periods of time, if needed.
  • Direct deposit directly into owner’s bank account each month.
  • Release security deposit to the tenant.

Check-in of Guests Include:

  • Connect with guests the morning after their arrival to perform the check-in process to review the home and answer questions.
  • Instruct guests about the do’s and don’ts at the home.
  • Review specifics of the property with guests (ex: pool equipment, A/C, TV, etc.).
  • Inform guests about trash separation and pick up day.
  • Provide information to guests about attractions, restaurants, and shopping opportunities.
  • Answer any additional questions they may have about their stay.
  • Collect picture of the electric meter to record electric usage.

Check-out of Guests Includes:

  • Walk-through to the house to determine if there are any problem areas, damages, or missing items
  • Finding out about likes and dislikes of the house/service/area to report feedback to the owner
  • A final picture of the electric meter will be taken to determine electricity use
  • Calculation and collection of electric charges if they are above the allowance
  • Conducting a survey with each tenant to generate customer satisfaction
  • Reporting about any problems and/or maintenance issues to the property manager

(Additional fees for Check-in/out of tenants may apply if the owner has own guests/family/friends)

Additional Services we Provide

Initial welcome basket for all new tenants include:

- 1 roll of toilet paper per bathroom
- 1 Soap bar per bathroom
- 1 shampoo + conditioner per bathroom
- 2 dishwasher tabs
- 2 laundry detergent pods
- 2 trash bags
- 1 kitchen cloth
- 1 sponge
- 1 roll of paper towels


Our guest relations team member will bring the Sunday Newspaper to the house for tenants checking in on Sundays.

Special Occasions:

Our guest relations team member will place a card and flowers and/or cupcakes in the house when guests mention that they are in town for a special birthday, anniversary, honeymoon, etc.
