  • Parking

    A maximum of 4 vehicles are allowed on the property at any given time. No parking is permitted on the street by Cape Coral city code. RV, trailer and/or boat parking is not allowed at residential properties without a permit per Cape Coral city code. You must either store your property at a storage unit/marina or contact the city to apply for a temporary permit.

  • Pool/Spa Heating

    You are free to use the pool/spa heater during your stay. Please keep in mind that it is estimated to cost an average of $10/day to run a pool heater during the winter months. Spa/hot tub temperatures can take up to an hour to reach. DO NOT LEAVE THE POOL IN SPA MODE. This will cause high electric usage and also potentially ruin the pool’s PH levels. If you are having difficulty using the pool/spa heater functions, please contact the property manager.

  • Pets

    Pets are permitted in pet-friendly properties, as long as they have been listed on your rental agreement. If you will be bringing a pet that is not listed on the agreement, please contact the office immediately for prior approval. Pets are not allowed on the property if the home is not listed as pet friendly.

  • Additional Guests & Visitors

    You are free to have visitors during your stay if you adhere to the noise ordinance hours and are mindful of the surrounding neighborhood. Any guest staying overnight must be listed on the rental agreement. If your guest list has changed, please contact the office immediately for prior approval. YOU CANNOT EXCEED THE MAXIMUM OCCUPANCY LISTED FOR THE PROPERTY. If it is noted that there are additional guests not on your agreement or over the listed occupancy, you may be evicted immediately. This includes children 2 and up.

  • Events/Parties

    Events and/or parties are strictly prohibited. Evidence of this will result in immediate eviction.

  • Smoking

    Smoking is strictly prohibited inside the property. Most homes will allow smoking on the lanai or dock area away from any sliders or windows. Any evidence of smoking will result in immediate eviction and/or additional cleaning fees.

  • Grill

    You are free to use the grill on the property, but the propane is the guest’s responsibility. Please make sure you do not leave an empty tank at check-out and ensure the grill has been cleaned before departure, otherwise additional fees may apply.

  • Electric Usage

    Your reservation includes a “utility fee” that should cover the electric usage during your stay (including pool/spa heating). Please note that if excessive usage is recorded, this will be considered misuse of the home and additional charges may apply.

  • Additional Charges

    Additional charges may be applied for missing items such as furniture, equipment, accessories, etc. If an item has broken, please report it to the property manager immediately.

  • Items Left Behind

    There will be a $30 shipping fee + postage cost for any items mailed back to a guest. Items left behind cannot be guaranteed to be returned. If you think you may have left something behind, please contact the office.

  • House Alarms

    Guests are not permitted to use the property’s alarm system. There will be a charge if the alarm has been set at the property.

  • Landline Phone Calls

    If the property has a landline, you are permitted to use it for local calls only. Long distance/international calls are not permitted.
